Self-Employed in Vaughan or the GTA? Understanding Your Mortgage Options

Your business may be doing well, but your mortgage application may tell a different story.

If you’re self-employed, your income may change from month to month. Business expenses can also reduce the income shown on your tax return.

That can make mortgage qualification more complicated. It doesn’t automatically mean you’re out of options.

Why your income documents matter

Lenders need to understand what you earn and whether you can manage the mortgage payments.

They may review your tax returns, Notices of Assessment, business financial statements and bank statements. The documents required depend on your business and the lender.

Before assuming you need an alternative lender, it’s worth reviewing the traditional options. Some mortgage programs allow certain eligible business expenses to be added back when calculating qualifying income.

When an alternative lender may help

If your application doesn’t fit a traditional bank’s requirements, an alternative lender may be worth exploring.

Depending on the program, the lender may consider additional business documents and cash-flow information.

Approval still depends on your full situation, including income, debts, credit, the property and your available down payment or equity.

Compare the full cost

The goal is to find financing that works for you today and remains manageable.

Before choosing a mortgage, we should compare:

  • The interest rate and monthly payment.

  • Any lender or brokerage fees.

  • Legal and appraisal costs.

  • Penalties for leaving your current mortgage.

  • What happens when the new mortgage term ends.

If refinancing also consolidates debt, a lower monthly payment can create breathing room. But spreading repayment over more years can increase the total interest you pay.

Start with a clear plan

For a self-employed homeowner in Vaughan or the GTA, the first step is a review of the complete picture.

What are you trying to accomplish? What documents support your income? Which financing options fit your budget and your longer-term goals?

Your accountant can help you understand tax decisions. Your mortgage review should work alongside that advice.

If your bank’s mortgage option is the best fit, I’ll tell you. If another option deserves a closer look, we’ll compare the benefits and costs together.
